Key points
- Write the facts once. Wifi, check-in steps, key card, pool hours, airport route. One document per building and one per unit, copied into every platform's saved replies.
- Same content everywhere. Tone can differ, the facts cannot. A different late checkout policy on two platforms will be noticed.
- Put phone-first guests in writing anyway. When an Agoda guest calls for the address, follow up in the app. It saves the second call.
On this page
If you host in Thailand, Vietnam, Malaysia or the Philippines, you probably list on more than one platform. Airbnb brings Western and Northeast Asian travellers. Booking.com brings Europeans and a lot of last-minute bookings. Agoda, part of Booking Holdings and a major channel across Southeast Asia, brings guests from the region itself, plus Korea, Japan, China and India. Many hosts in Bangkok run all three.
Three channels means three inboxes, three sets of notifications, and the same question ("what is the wifi password?") arriving three different ways. This page is about keeping the replies fast and consistent across all of them, including the honest answer on what an AI front desk does and does not cover.
One important fact first
Tokay connects Airbnb, Booking.com and Vrbo. It does not connect Agoda. If you list on Agoda, those guests are answered the way you answer them today, not by Tokay. We say this up front because a host comparing tools should know exactly which inboxes get covered before they sign up.
Why it still matters: in our experience Airbnb and Booking.com guests send most of the messages, and Agoda guests message less on the platform and more by phone or at the door. So an AI front desk on Airbnb and Booking.com removes most of the night-time work even for a host who keeps Agoda.
How the three channels differ for messaging
| Airbnb | Booking.com | Agoda | |
|---|---|---|---|
| Where guests write | Airbnb app, before and during the stay | Booking.com app or email thread | Agoda app, often less used; guests frequently call or WhatsApp instead |
| Typical message timing | Pre-arrival questions, lots of them | Arrival logistics, often last minute | Short, practical, often same day |
| Guest expectation | Chat-like, replies within an hour | Formal, confirmations in writing | Hotel-like, expects a phone number |
| Tokay | Connected | Connected | Not connected |
How hosts who list on Agoda handle it
Three common setups we see among hosts in Bangkok and Phuket:
1. A PMS that includes Agoda, plus an AI on the other channels. Hostex is an Agoda connectivity partner and connects Agoda, Trip.com, Expedia, Airbnb and Booking.com natively; as of October 2026 its Pro plan is about $10.40 per listing monthly (check their pricing page for the current figure). A host can keep Hostex for calendar sync and Agoda messages while an AI front desk answers Airbnb and Booking.com guests. Hostex also has its own auto-reply, HostGPT, metered at ten free replies per property per month as of October 2026. See Tokay vs Hostex for a side by side.
2. Hospitable with Agoda native. Hospitable connects Agoda directly; as of October 2026 its autonomous AI replies are on the Mogul plan at $99 per month with three listings included (check their pricing page for the current figure).
3. Agoda handled by hand, everything else automated. The simplest option for hosts with a few listings. Agoda messages are few and arrive in daytime; a host or a PM answers them. The volume on Airbnb and Booking.com, which is where the 2 AM questions come from, goes to the AI.
None of these is wrong. The question to ask is: where do my overnight messages actually come from? For most hosts in the region, the answer is Airbnb first, Booking.com second.
Keeping replies consistent across channels
Whatever your setup, the facts should live in one place. Guests on three platforms asking the same thing should get the same answer, and the answer should be right.
A few rules that help:
- Write the facts once. Wifi, check-in steps, key card, pool hours, airport route. One document per building and one per unit, copied into every platform's saved replies.
- Same content everywhere. Tone can differ, the facts cannot. A different late checkout policy on two platforms will be noticed.
- Put phone-first guests in writing anyway. When an Agoda guest calls for the address, follow up in the app. It saves the second call.
- Watch the clock. Airbnb shows response time publicly. Booking.com nudges slow hosts. Agoda cares more about check-in going smoothly.
Replies that work on every channel
The wifi network is written on the card by the TV. Network: name on the card, password: the one underneath. If it drops, unplug the white router for ten seconds and plug it back in.
Address and arrival (Booking.com and Agoda, where guests often have no app conversation)
Thank you for booking. Here is everything for arrival: the building name and address in English and Thai, the Grab pickup point, and how to collect your key card. Check-in is from 3 PM. Please message or call me when you are 20 minutes away.
Hi Mei, sorry for the wait, it was the middle of the night here. The answer is yes, the pool is open from 7 AM to 9 PM and the key card opens the gate.
That last one is the message you stop sending once a front desk is awake at night.
What an AI front desk changes
Tokay is an AI front desk for short-term rental hosts. It sits on your Airbnb, Booking.com and Vrbo inboxes. Guests keep writing where they booked; nothing changes for them. Pam, the front desk agent, replies around the clock in the guest's language, more than ten languages including Thai, Mandarin, Korean, Japanese and Russian, the languages Agoda-heavy markets also see on Airbnb.
For a multi-channel host this is what it looks like in practice:
- Airbnb and Booking.com questions at any hour are answered from your facts. If a fact is not on file, Tokay asks you rather than guessing.
- For the first two weeks every reply comes to you to approve, edit or deny with a tap. Then you switch on what it may send alone, one kind of question at a time.
- Anything unusual, upset or uncertain still comes to you first.
- Agoda guests are unchanged. You or your PM answer them, or a PMS such as Hostex handles that channel.
On our own apartments in Bangkok, which list on Airbnb and Booking.com, this meant every guest answered 24/7 and about two taps a day of guest work left for the host. Tokay connects in about ten minutes with nothing to install, and it does not replace the platforms you sell on. Pricing is on the pricing section.
Questions hosts ask
Does Tokay answer Agoda guests?
No. Tokay connects Airbnb, Booking.com and Vrbo. Agoda guests are answered by you, your PM, or a PMS that connects Agoda such as Hostex or Hospitable. Most hosts find that the bulk of late-night messages come from Airbnb and Booking.com anyway.
Can I run Hostex for Agoda and Tokay for Airbnb and Booking.com at the same time?
Yes. Hostex handles calendar sync and the Agoda inbox; Tokay answers guests on the channels it connects. Keep one shared document of facts so both tools and any humans give the same answers.
Should I drop Agoda to simplify?
That is a revenue question, not a messaging one. Agoda brings regional guests you may not get elsewhere. If the Agoda inbox is quiet and the bookings are good, keep it and automate the busy channels.
