Most short-term rental software is built for a host with a lake house in Texas. Thailand is a different job. Guests arrive from China, Japan, Korea, India, Russia and Europe, many writing in their own language. Bookings come from Airbnb and Booking.com but also from Agoda. The cleaner is on LINE, not email. The taxi driver needs the address in Thai. And the building has a juristic office with opinions about who walks through the lobby.
This page lists what to look for, then compares the tools hosts here use, with prices as of October 2026.
What is different about hosting in Thailand
The channel mix. Airbnb and Booking.com bring most international guests. Agoda, part of Booking Holdings, is a major channel in Thailand, especially for guests from Asia. Many Thai hosts list on all three. Some software connects Agoda natively, some does not, and that one fact decides a lot.
The guests. A Bangkok condo sees a Chinese family one week, a Russian couple the next, a Japanese business traveller after that. Many write in their own language and expect a reply the same day, which may be your 3 AM.
The questions. The same twenty come in on repeat: early check-in after an overnight flight, luggage storage, the aircon remote, the hot water switch, the key card for the lift, where to buy a SIM, the Grab pickup point, the nearest 7-Eleven, late checkout before an evening flight.
Staff on LINE. Cleaners and handymen in Thailand live on LINE. Software that emails your cleaner will be ignored.
The Thai address and Grab. Every host sends the same three things: the address in Thai script for taxi drivers, the Grab pin, and the nearest BTS or MRT station. Good software stores these once and sends them every time.
Condo rules. Many condo buildings in Thailand have a rule against short stays, and the Hotel Act sets limits on daily rentals; know your building's position and check with your juristic office and a lawyer.
Seasons. High season runs roughly November to February, with a second peak at Songkran in mid April. Low season is roughly May to October, with rain. Message volume and prices both swing with it.
What to look for in software
- Does it answer guests, or just help you answer? A draft you still have to send saves little at 3 AM. Ask whether it can send on its own, under what rules, and whether you can switch that on one topic at a time.
- Which languages? Actual replies in Thai, Mandarin, Japanese, Korean and Russian, not "translation available".
- Which channels? Airbnb, Booking.com, Vrbo, Agoda. Check each by name.
- How does it reach staff? LINE in Thailand, or you are still the messenger.
- What does it refuse to do? Never make up a fact, never promise a refund or discount, never act outside your rules.
- Price per listing, and what is bundled. A cheap base plan plus per-message fees can cost more than one honest number.
Tools hosts in Thailand use
Prices are as of October 2026. Check each pricing page for the current figure.
| Tool | Price as of October 2026 | Agoda | AI guest replies | Who it suits |
|---|---|---|---|---|
| Hospitable | Host $29, Professional $59, Mogul $99 plus per-listing fees; geo-priced in Thailand, Mogul quoted in baht at roughly half US list | Native | Autonomous only on Mogul, with a second-model check | Hosts who want a full PMS with Agoda and can pay for the top plan to get autonomous replies |
| Hostex | Pro about $10.40 per listing monthly, yearly from $7 | Agoda connectivity partner; also Trip.com, Expedia | HostGPT auto-replies, metered at 10 free per property per month | Price-sensitive hosts who need Agoda and Trip.com, and are happy to pay per AI reply beyond the free ten |
| Nowistay | One plan, about $15 per property, $13 at 10 to 49 | Channel manager included | Autonomous; claims 80 to 90% handled | Hosts who want channel manager, direct booking and smart locks in one cheap bundle, and do not need accounting |
| Boom Host | $30 per listing for 1 to 20 listings, first month free | Not stated | Three trust modes: draft, send the easy ones, full send | Hosts who want AI for guests, cleaners, prices and reviews together |
| Tokay | $29 per listing monthly, $24 yearly; cheaper from 10 and 25 listings | Not connected | Answers in the guest's own language, host approves for two weeks, then sends on its own one topic at a time | Hosts on Airbnb, Booking.com and Vrbo who want one AI team and a host who always decides. WhatsApp, LINE and smart locks coming soon |
Reading the table: Hospitable's baht pricing helps a Thai business, but autonomous replies sit only on the Mogul plan. Hostex is the natural pick if Agoda and Trip.com are your main channels; count your messages before assuming ten free AI replies cover you. Nowistay bundles a lot for the money but has no accounting. Boom Host and Tokay are the two bundles that go beyond messaging to cleaning, prices and reviews. Tokay does not connect Agoda; if Agoda is your main channel, know that before a demo.
What an AI front desk changes for a host in Thailand
Here is the day for Alex, who runs six condos across two Bangkok buildings.
Overnight, a guest from Chengdu writes in Mandarin asking to drop her bags at 9 AM. Pam, Tokay's front desk agent, answers in Mandarin: yes, the lobby holds bags, here is the Grab pin and the address in Thai. Alex is asleep. A Korean guest asks for a late checkout on a turnover day; that one waits for Alex, because it is a decision, not a fact.
At 7 AM, Leo, the manager agent, sends one message: what happened overnight and what needs Alex. Sam, the operations agent, has written the day's cleaning brief and sent it to the cleaner on LINE. Ivo has reviewed prices and suggested a bump for the long weekend; Alex taps approve or not.
Knowledge is stored at three levels, general, building and apartment, so the key card rule written once covers every unit in that building. Pam answers in more than ten languages, including Thai, Mandarin, Japanese, Korean and Russian. For the first two weeks every reply comes to the host first; after that the host switches on what Pam may send alone, one kind of question at a time. Anything upset, unusual or uncertain always comes to the host.
On our own apartments this moved the Airbnb communication rating from 4.81 to 4.97 and left about two taps a day of guest work. Prices are at /#pricing.
Questions hosts ask
Do I need software that connects Agoda?
If Agoda brings a meaningful share of your bookings, yes; Hospitable, Hostex and Nowistay handle it. If your bookings are mostly Airbnb and Booking.com, an AI front desk that answers those two well may save more hours than a channel manager that leaves you typing replies.
Can AI answer my guests in Thai or Chinese?
The better tools reply in the guest's own language rather than running a translation. Ask to see a Mandarin or Thai reply in a demo. Tokay's front desk agent answers in more than ten languages including Thai, Mandarin, Japanese, Korean and Russian.
Is short-term renting in my condo allowed?
It depends on the building and on the Hotel Act. Many juristic offices prohibit stays under 30 days. Check with your juristic office and a lawyer before you list, and tell guests what the building expects of them.
