Tokay and Boom Host both answer guest messages with AI. Tokay is the complete front desk: six agents, the host in control, one flat price. Boom Host is a four-job bundle (messages, cleaner booking, price nudges, review replies) with three trust modes and a per-listing price for up to 20 listings. Here is how they compare.

The Tokay edge

Six agents, not four jobs

Boom Host covers the inbox, the cleaner, prices and reviews. Tokay covers those and adds the two jobs that keep a host at the desk after the guests are asleep: Angela turns a photo of a bank slip into an expense record and flags a monthly bill that has not arrived, and Leo sends one message each morning with what happened overnight and what needs you. One subscription, the whole team.

You stay in charge of every decision

Boom Host gives you three settings for the whole account. Tokay earns autonomy one topic at a time. For two weeks every reply comes to you for approve, edit or deny with a tap. Then you switch on wifi, then check-in times, then directions, as you see Pam get each one right. Anything unusual, upset, sensitive or uncertain comes to you whatever you have switched on. Ivo's price changes can be undone for two days. Pam never invents a fact: if it is not on file she asks you.

Guests answered in their language, not just translated

Pam answers in more than ten languages, including Thai, Mandarin, German, French, Japanese, Korean, Russian and Spanish. In Bangkok, Bali or Da Nang, a large share of guests write in a language that is not English, and they get an answer written in that language, not a machine translation of an English reply. Boom Host does not state which languages it covers.

One price with nothing variable

Tokay is $29 per listing monthly or $24 yearly, with everything included: all six agents, no per-message fees, no share of bookings, no tier to unlock. From 10 listings it is $24 / $20 and from 25 it is $19 / $16. Boom Host is $30 for 1 to 20 listings and then you are outside the published range.

Built by a host who uses it daily

Tokay was built in Bangkok by a host who still runs short-term rentals and was its first customer. On our own apartments, every guest is answered 24/7, the Airbnb communication rating went from 4.81 to 4.97, and about two taps a day of guest work are left for the host.

Where Boom Host stops

Boom Host handles the four visible jobs and leaves the rest of the back office to the host. With Boom Host you still:

  • Type expenses into a spreadsheet and chase the electricity bill yourself. Tokay's Angela records slips from a photo and flags a late bill.
  • Open the app to find out what happened overnight. Tokay's Leo sends one morning message with what needs you.
  • Reach cleaners on whatever app you set up. Tokay reaches cleaners and contractors on LINE, the everyday app for staff in Thailand, Japan and Taiwan.
  • Pick one of three trust modes for everything. Tokay lets you decide topic by topic, with a two-day undo on prices.
  • Answer guests who write in Mandarin, Japanese or Russian without a stated language guarantee. Tokay answers in the guest's own language, more than ten.

Tokay's launch price is kept for as long as you stay subscribed if you join before 31 March 2027, and every plan comes with a full refund within 30 days. Boom Host's first month is free; Tokay's 30-day refund gives you the same month to decide with the whole team working.

How you start

  1. Connect your Airbnb, Booking.com and Vrbo listings in about ten minutes. Nothing to install, nothing changes for the guest.
  2. One short call to tell Tokay your rules in plain sentences: wifi, check-in, house rules, price floors.
  3. Two supervised weeks where every reply comes to you first. Then switch on what Pam may send on her own, one kind of question at a time.

Questions hosts ask

Can I use Tokay with Boom Host?

Tokay connects to Airbnb, Booking.com and Vrbo directly; it does not plug into Boom Host, and you would not need both. Tokay covers the four jobs Boom Host does plus expenses, bill tracking and a morning summary, with the host deciding topic by topic.

Which is cheaper, Tokay or Boom Host?

As of October 2026 Boom Host is $30 per listing for 1 to 20 listings. Tokay is $29 monthly or $24 yearly, and steps down to $24 / $20 from 10 listings and $19 / $16 from 25. Check Boom Host's site for the current figure. See /#pricing for Tokay.

Does Tokay have a free month like Boom Host?

Tokay has no free trial. Instead there is a full refund within 30 days and monthly plans can be stopped any time, so you get a full month with all six agents on your real guests and your money back if it is not for you.
