Tokay and Conduit (formerly HostAI) both answer guest messages with AI. Tokay is the complete front desk: six agents, the host in control, one flat price from a single listing. Conduit is an autonomous messaging and voice platform priced for operators with 25 or more units, starting at $899 a month whether you have 25 units or three. Here is how they compare.

The Tokay edge

Six agents, not one feature

Conduit is a communication layer: messages and calls. Tokay is six agents with six jobs. Pam answers guests. Ivo reviews prices every morning and you approve, with a two-day undo. Angela turns bank slip photos into expense records and flags a bill that has not arrived. Sam writes tomorrow's cleaning brief every night and rewrites it when a late checkout changes the plan. Andy drafts review replies the morning they land. Leo sends one morning summary. With Conduit, pricing, books, briefs and reviews stay on the host's desk.

You stay in charge of every decision

Conduit is autonomous by design, which is what a 40-unit operator with a team behind it wants. Tokay is built for the host who is the team. Two supervised weeks where every reply comes to you to approve, edit or deny with a tap, then auto-send switched on one topic at a time. Anything unusual, upset, sensitive or uncertain always comes to you first. If a fact is missing, Pam asks instead of guessing.

Guests answered in their language, not just translated

Pam answers in the guest's own language, more than ten including Thai, Mandarin, Japanese, Korean and Russian, on Airbnb, Booking.com or Vrbo where the guest already wrote. Cleaners and contractors are reached on LINE.

One price with nothing variable, from one listing

Tokay starts at $29 per listing monthly or $24 yearly and goes down as you grow: $24 / $20 from 10 listings, $19 / $16 from 25. The whole team is included, no per-message fees, no share of bookings. Conduit starts at $899 a month for up to 25 units. For a host with three condos that is about $300 per listing; Tokay is $29.

No PMS, no setup project

Tokay connects to your listings in about ten minutes, nothing to install, and runs without a PMS. Conduit is built for operators with a PMS and processes already in place, and its onboarding assumes a professional team.

Where Conduit stops

Conduit is a messaging and voice platform for larger operators. With it, the host still does by hand:

  • Pricing: no morning review, no recommendations, no undo. Tokay's Ivo does this daily and you approve.
  • Expenses and bills: no slip photos to records, no late bill alert. Tokay's Angela does both.
  • Cleaning: no nightly brief, no update when plans change. Tokay's Sam does that and reaches cleaners on LINE.
  • Reviews: no drafted replies. Tokay's Andy drafts each one the morning it lands.
  • The first 25 units: paid for whether you have them or not. Tokay charges for the listings you have.

Pricing side by side

Prices as of October 2026, per month.

Listings Tokay (monthly / yearly) Conduit
1 $29 / $24 $899 flat
10 $240 / $200 ($24 / $20 per listing) $899 flat
25 $475 / $400 ($19 / $16 per listing) $899 flat (about $36 per unit)

Tokay's launch price is kept for life if you join before 31 March 2027, with a full refund within 30 days. Tokay prices are at /#pricing.

How you start

  1. Connect your Airbnb, Booking.com and Vrbo listings. About ten minutes, nothing to install.
  2. One short call to tell Tokay your rules in plain sentences: wifi, check-in, house rules, price floors.
  3. Two supervised weeks where every reply comes to you first. Then switch on what Tokay may send on its own, one topic at a time.

Questions hosts ask

Can I use Tokay with Conduit? Tokay connects to Airbnb, Booking.com and Vrbo directly; it does not plug into Conduit. Two tools answering the same guest means two replies, so you pick one, and Tokay is the one that also reviews prices, keeps the books, briefs the cleaners and drafts the review replies.

What is the minimum cost of each? As of October 2026 Conduit is $899 per month flat for up to 25 units, so that is the floor. Tokay is $29 per listing monthly or $24 yearly, so one listing costs $29 and the whole AI team is included.

Does Tokay answer phone calls? Tokay answers written messages on Airbnb, Booking.com and Vrbo, which is where guests on those platforms write, in their own language, around the clock. Voice is not what Tokay is for. What Tokay does cover that a call platform does not is the back office: prices, expenses, cleaning briefs, reviews and the morning summary.
